The assignment is to extract the fair value of the property selected in Assignment 4. For this assignment you are asked undertake at least two of the three valuation methods discussed in Chapter 7. The document should illustrate your workout and attempt to become as detailed and precise as possible.
Below is the set of assumptions you can use in your assessment:
Valuation assumptions:
Depreciation of property structure: 20 years
Cost of construction: 400KWD per square meters.
For the comparative approach, only use location, area Size, location layout, and number of floors.
For the income approach, for all neighborhoods between the first ring road and the sixth you can use a multiplier of 11. Any other area, kindly email me and would be happy to extend.
