Scenario:

You have been appointed as leasehold manager to an association which is accepting handover of its first mixed tenure scheme of leasehold and assured tenancy properties. You line manager is also new to social housing and leasehold in particular.

You have been asked to prepare handouts for staff at a training session which deals with the following matters: -

1.You prepare a short report on the background to leasehold, and the advantages/disadvantages of the tenure for landlords and tenants that could be used in a training session.
2.You include within the details of the contents of a standard budget for a mixed-tenure scheme (you may use any scheme within your knowledge or experience).
3.You set out what the differences are between leasehold and other tenures and explain the different responsibilities of the landlord and tenant within such schemes, and the payment of service charge.
4.In addition, the scheme is likely to have a tri-partite lease with a resident-owned management company. Set out the differences when managing such a scheme and the contractual obligations of the company, and how you will be able to monitor the performance of the company.
5.Identify any policies and procedures that might be required for the leasehold stock and the training needs that you consider might be necessary for your manager, and other staff members and set out how this can be presented. and outcomes monitored.
